First, you have to send us your contract for sale and purchase. We immediately order a title search on the property. A title search is an examination of public records to determine what regulations, restrictions, and liens affect your property. Upon receipt of the title search, we review the results and prepare a title commitment. The title commitment tells everyone what needs to happen to transfer clear title to the property, e.g., payoff outstanding mortgages, pay real estate taxes, etc. It also discloses matters that will always affect the property, e.g., homeowners’ association restrictions, easements, etc.

We handle all of the details necessary to transfer clear title, order surveys and estoppel letters, and coordinate the closing with all interested parties, e.g., buyer, seller, real estate agents, lender, etc. Once the closing occurs, funds are disbursed and documents are recorded in the public records. Within 30-45 days after closing, we’ll issue your title insurance policy. The title policy protects your ownership interest for as long as you own the property.
